Buy Before You Sell
Move up without moving twice. Ready for your next home but your equity is tied up in your current one? We help homeowners across the Denver metro buy first and sell second, so you can make a stronger offer and move on your own timeline. We're a family-run, veteran-owned broker based in Thornton.
- Bridge loans
- HELOC on your current home
- Qualify with both mortgages
- Stronger, non-contingent offers
Why selling first gets complicated
Most move-up buyers have their down payment locked up as equity in the home they live in now. That usually means one of two stressful choices:
- Sell first, then scramble for a rental or a short-term stay while you shop
- Make a contingent offer ("if my home sells"), which many sellers pass on in a competitive market
Buying before you sell lets you skip both, as long as the numbers work for your situation.
Who it's for
- Growing families who need more space
- Downsizers ready for less upkeep
- Buyers relocating within the Denver metro
- Anyone who wants to move once, not twice
Three ways to buy before you sell
Bridge loan
A short-term loan secured by your current home that gives you access to its equity for the down payment on your next one. It's paid off when your current home sells.
Bridge loans can be fast and flexible, but they usually cost more than a standard mortgage, so we'll lay out the full cost up front.
HELOC on your current home
Open a home equity line of credit on your current home before you list it, then use it toward your next down payment. You pay it off when your home sells.
Timing matters: lenders generally won't open a HELOC on a home that's already listed for sale.
Qualify with both mortgages
If your income can support both your current payment and the new one, you may be able to buy without selling first and without a separate loan.
We'll run the numbers with both payments included and show you whether this is realistic.
Comparing your options
The right choice depends on your equity, income, timeline and how quickly your current home is likely to sell. Here's how they generally compare.
| Bridge loan | HELOC | Both mortgages | |
|---|---|---|---|
| Best for | Speed and flexibility when you need equity now | Planning ahead, before your home is listed | Strong income that supports two payments |
| Timing | Can be arranged after you find the home | Must be opened before listing | Depends on qualifying with both payments |
| Cost | Usually higher than a standard mortgage | Typically a variable rate; you pay interest only on what you use | No extra loan, but two payments until you sell |
| Paid off | When your current home sells | When your current home sells | Current mortgage paid off at sale |
What to think about first
Buying first is powerful, but it isn't risk-free. Before you commit, we'll walk through:
- How long you could comfortably carry two homes if your current one takes longer to sell
- The full cost of each option, including fees and interest
- A realistic sale price and timeline for your current home
- How your next mortgage payment fits your budget once the old home sells
One team for both sides
Because Joel and Josiah are licensed as both real estate and mortgage brokers, we can coordinate the timing of your purchase and your sale together, or work hand in hand with your own agent.
Either way, your financing and your move stay in sync.
How it works
Map your move
We review your equity, income and timeline, then compare all three options so you can see which one fits.
Get set up
We arrange the bridge loan or HELOC (or confirm you qualify with both payments) and get you pre-approved for your next home.
Buy, then sell
You make a strong offer and move in. When your current home sells, the short-term financing is paid off.
Buy Before You Sell FAQ
How much equity do I need?
It depends on the option and the lender. Bridge loans and HELOCs are both based on your current home's value and what you still owe. We'll estimate your available equity and show you what's possible.
What if my current home doesn't sell quickly?
That's the main risk, which is why we plan for it up front. We'll look at how long you could carry both homes and choose an option that leaves you room to breathe.
Can I get a HELOC if my home is already listed?
Generally, no. Most lenders won't open a HELOC on a home that's listed for sale, so if this is your plan, talk to us before you list.
Will buying first make my offer stronger?
Usually, yes. An offer that isn't contingent on selling your current home is often more attractive to sellers, especially when there's competition.
Do I have to use your real estate team?
No. We're happy to coordinate with your agent. If you don't have one, our licensed real estate team can help with both your purchase and your sale.
