Veteran-owned

From one veteran family to another

We know the VA process from both sides of the table. That means fewer surprises, clear answers about your entitlement, and a team that treats your benefit with the respect it deserves.

Whether you're separating from service, stationed at Buckley Space Force Base, or have bought with a VA loan before, we'll help you understand your options and compare them across lenders, not just one bank's menu.

Who's eligible?

  • Veterans who meet VA service requirements
  • Active-duty service members
  • Eligible National Guard and Reserve members
  • Certain surviving spouses

You'll need a Certificate of Eligibility (COE). We can help you request it, often in minutes.

The details

How VA loans work

No monthly mortgage insurance

Unlike FHA and most low down payment conventional loans, VA loans don't carry monthly mortgage insurance. That can make a real difference in your payment.

Low or no down payment

Eligible buyers have options that can reduce or eliminate the down payment, depending on entitlement and the lender. We'll show you the actual numbers.

VA funding fee

Most VA loans include a one-time funding fee that can often be financed into the loan. Veterans receiving VA disability compensation are generally exempt.

Primary residence

VA financing is for a home you'll live in, including single-family homes, townhomes, VA-approved condos and 2–4 unit properties where you live in one unit.

Use it more than once

Your VA benefit isn't one-and-done. Entitlement can often be restored or reused, so you can buy again as your family's needs change.

Higher-priced homes

With full entitlement, VA financing can go above conventional loan limits, subject to lender guidelines. Useful in Broomfield, Erie and other higher-priced areas.

Already have a VA loan?

VA IRRRL: a simpler refinance

The VA Interest Rate Reduction Refinance Loan (IRRRL), sometimes called a VA Streamline, lets you refinance an existing VA loan into a new VA loan, often with less paperwork than a standard refinance.

We'll compare the full cost against your current loan and show you the break-even point, and we'll tell you honestly if it doesn't make sense yet.

Tap your equity

VA cash-out refinance

Need cash for renovations, debt consolidation or another goal? A VA cash-out refinance lets eligible homeowners access their equity, and it can also be used to move a non-VA loan into a VA loan.

We'll lay out the payment change and total cost side by side so you can decide with confidence.

Questions

VA loan FAQ

Do I really not need a down payment?

Many eligible buyers with full entitlement can buy without a down payment, but it depends on your entitlement, the price and the lender. We'll check your situation and show you the actual numbers.

How do I get my Certificate of Eligibility?

We can usually request your COE online through the VA system once you give permission. If more documentation is needed, such as a DD-214, we'll tell you exactly what to send.

Am I exempt from the VA funding fee?

Veterans who receive VA disability compensation, and some other groups, are generally exempt. Your COE shows your funding fee status, and we'll confirm it before closing.

Can I buy a condo with a VA loan?

Yes, if the condo project is VA-approved. We'll check the specific building before you make an offer.

Can I use my VA loan again?

Often, yes. Entitlement can be restored after you sell and pay off a VA loan, and in some cases you can have more than one VA loan at a time. We'll review your entitlement with you.

Why use a broker for a VA loan?

VA guidelines are set by the VA, but lenders add their own rules and pricing. As a broker, we compare VA options from multiple lenders to find the right fit for your situation.
