Jumbo Loan
Financing for homes above the conforming limit. When your loan amount is more than $832,750 (the 2026 conforming limit for a one-unit home in most Colorado counties), you're in jumbo territory. Jumbo guidelines vary a lot from lender to lender, so we compare options across multiple lenders to find the one that fits your situation. We're a family-run, veteran-owned broker based in Thornton, serving the Denver metro.
- Loan amounts above $832,750
- Fixed-rate and adjustable-rate options
- Multiple lenders compared
- Pairs with buy before you sell
What makes a loan "jumbo"
Most home loans follow limits set each year for loans that can be sold to Fannie Mae and Freddie Mac. Those are called conforming loans. A loan above that limit is a jumbo loan, and each lender sets its own rules for it.
- The 2026 conforming limit is $832,750 for a one-unit home in most Colorado counties
- A few high-cost counties have higher limits, so we'll check the limit for the county you're buying in
- What counts is the loan amount, not the price of the home
Who it's for
- Move-up buyers stepping into a larger home
- Buyers in Colorado's higher-priced neighborhoods and mountain markets
- Homeowners refinancing a larger loan balance
- Self-employed buyers who may need flexible income documentation
How jumbo approval is different
Because jumbo loans are larger and each lender holds its own guidelines, approval usually looks more closely at the full picture.
Credit history
Jumbo lenders generally look for a stronger credit profile than many conforming programs. We'll review yours before you apply and match you with lenders whose guidelines fit.
Income and debts
Expect a careful look at how your income supports the payment alongside your other monthly debts. Self-employed? Some lenders offer alternative income documentation.
Savings and reserves
Many jumbo lenders want to see savings left over after closing, often measured in months of payments. Requirements vary by lender and loan size.
Down payment
Jumbo down payment requirements are often higher than conforming loans, though some lenders offer lower down payment jumbo options for qualified borrowers.
Appraisal
Larger loans can come with a more detailed appraisal review, and some lenders require a second appraisal above certain loan amounts.
The property
Primary homes, second homes and some investment properties can qualify, depending on the lender and program.
Jumbo vs. conforming
Here's how they generally compare. Every lender's jumbo program is a little different, which is exactly why comparing lenders matters.
| Conforming | Jumbo | |
|---|---|---|
| Loan amount | Up to $832,750 for a one-unit home in most Colorado counties (2026) | Above the conforming limit |
| Guidelines | Largely standard across lenders | Set by each lender, so they vary widely |
| Credit and reserves | Program-based requirements | Often stricter, varies by lender |
| Down payment | Low down payment options available | Often higher, with some lower down payment options |
| Appraisal | Usually one appraisal | Sometimes a second appraisal on larger loans |
Common jumbo programs
Fixed-rate jumbo
The same principal and interest payment for the life of the loan, for long-term stability on a larger balance.
Jumbo ARM
An adjustable-rate loan with a fixed period up front, then a rate that can change. Can fit buyers who expect to sell or refinance within several years. Your payment can go up after the fixed period.
Interest-only jumbo
Some lenders offer an initial period of interest-only payments. You don't build equity through payments during that period, and payments rise when it ends, so it isn't right for everyone.
Buying a bigger home before you sell
Many jumbo buyers already own a home, and their down payment is tied up in it. You may be able to buy your next home first and sell second, using a bridge loan, a HELOC opened before you list, or qualifying with both mortgages.
Why use a broker for jumbo
A single lender offers only its own jumbo programs. As a broker, we compare jumbo programs from multiple lenders, each with different guidelines for credit, reserves and down payment.
That can mean the difference between a "no" from one lender and a workable option from another.

Jumbo Loan FAQ
What is the jumbo loan limit in Colorado for 2026?
For a one-unit home, a loan above $832,750 is a jumbo loan in most Colorado counties. A few high-cost counties have higher conforming limits. We'll confirm the limit for the county you're buying in.
Is a jumbo loan based on the home's price?
No, it's based on the loan amount. A higher-priced home with a large enough down payment can still fit under the conforming limit.
Are jumbo loans harder to qualify for?
They often have stricter credit, reserve and documentation requirements than conforming loans, but guidelines vary widely by lender. That's why we compare several.
Can I get a jumbo loan if I'm self-employed?
Often, yes. Some lenders allow alternative income documentation for self-employed borrowers. We'll look at how your income is documented and find lenders that fit.
Can I buy my next home before selling my current one?
Often, yes. A bridge loan, a HELOC opened before you list, or qualifying with both mortgages can help. See our Buy Before You Sell page.
Can I refinance a jumbo loan?
Yes. Jumbo refinances follow each lender's guidelines. We'll compare options and show you whether refinancing makes sense after costs. See our Refinance page.
